Why It Matters
Understanding total cost helps you compare deals. A 0.5% rate difference on a £270K mortgage can save or cost over £20,000 across the term.
Pro Tip
A larger deposit reduces your LTV ratio, which unlocks better rates. The sweet spots are 10%, 15%, 25%, and 40% deposit levels.

What It Does
Calculates both gross yield (before costs) and net yield (after costs, voids, and mortgage), giving you the true picture of investment returns.
Why It Matters
Gross yield alone is misleading. After management fees, maintenance, insurance, and void periods, a 5.7% gross yield might be only 3.2% net.
Pro Tip
Aim for 5%+ gross yield in the UK. Factor in 10–15% for management, 2–4 weeks voids per year, and set aside 10% of rent for maintenance.

What It Does
Calculates the full cost of a bridging loan — not just the interest, but arrangement fees, exit fees, valuation, and legal costs combined.
Why It Matters
Bridging loans look cheap at 0.7% per month, but fees can add 3–5% to the total cost. You need the full picture before committing to a deal.
Pro Tip
Always calculate the effective annual rate (EAR) for true comparison. A 12-month bridge at 0.75%/month with 2% in + 1% out = roughly 14% true annual cost.

What It Does

Why It Matters
Stamp duty is one of the largest upfront costs of buying property. On a £350,000 home, you could pay anywhere from £0 (FTB) to £20,000+ (additional property).
Pro Tip
First-time buyers pay no stamp duty on the first £300,000 (up to £500,000 total). Additional property buyers pay a 5% surcharge on every band from April 2025.
